Gearing up for more Property Management business

I am managing 36 properties in the Bandon Oregon area right now and climbing. They are mainly single family homes and my job is to keep them occupied with good tenants that like to keep their homes clean and pay the rent on time!

These days it is a challenge to find credit approved renters, but so far I have been doing a pretty nifty job using my screening company to pull current credit reports and my picking up the phone to make a simple call to check landlord references. I often wonder how interesting it is that I don't get a phone call from a property manager when one of my tenants is moving....?

All of my rentals are occupied with the exception of a handful of homes that are in pretty poor shape. The owners have asked me to "step in" and help bring these back to condition. After seeing some of these "project" homes, I quickly saw how important it is that we keep track of the dates of our last inspection, gutter cleaning, chimney sweeps, etc. That is now something I can proudly say we have implemented! Regular routine maintenance is a serious matter, especially when you live on the coast.

So with that, I am gearing up! I am ready to take on more property management business. My goal is to have 80 rental units (good clean homes) by the end of this year, 2011. Preferably occupied.

Waiting for the Tsunami, Bandon Oregon

It was 3 am or so, when we awoke to the Tsunami sirens here in Bandon. Not knowing what was going on, we immediately checked the internet to see what we could find out. Japan was on the headlines, having just had a devastating 8.9 earthquake and a tsunami wave was to be heading its way to the West Coast shortly. We looked out the window to see if the neighbors were up, still quiet. We turned on the news and I checked my phone to see if any of the locals were on Facebook chatting. Sure enough, there was conversation taking place right away, lots of worry about whether or not people should be evacuating or not.

The warnings were for those that live in low lying areas, like the jetty area. I have to admit that even though we live on higher ground, we are really close to the beach, so there was still some panic at first running through my veins. We calmed down after we made a few calls to friends and to our neighbors. They were relying on Bandon's  Tsunami Evacuation Map, so we decided to stay put for now. 

The first wave was due to hit our area at approximately 7:20 - 7:30 am. Our nerves were settled after hearing that the Hawaii islands made it through okay, but then one of the CNN reporters said some unsettling words...that the West Coast was more of a straight shot than the islands, so the impact could be greater. Hmmm.

Furtunately, for everyone that lives in Bandon, there was no major tsunami wave, just a bunch of small surges throughout the day. The two places that were hit with the most damage were Santa Cruz and Crescent City, California, approximately $50 million, according to this LA Times article.

Oregon Mortgage Payment Assistance deadline Jan14!

Beginning Friday, December 10th, the state of Oregon will launch a new foreclosure prevention program - The Oregon Homeownership Stabilization Initiative (OHSI).  The program will help at least 5,000 Oregon homeowners pay their mortgages for up to one year, or $20,000, whichever comes first. More information can be found on the OHSI website: http://www.oregonhomeownerhelp.org.

You have until January 14th to complete your application and the last day for appointments is January 16th. Umpqua Coastal Housing  is scheduling appointments to review applications at the Hotel North Bend open Mon-Fri 8 am to 8 pm and Saturdays 9 am to 5 pm. There are even open on New Years Day! USDA 502 guaranteed and Direct Loan programs are fully funded! This is good news for buyers and sellers in Oregon and nationwide.

I  personally know there were several USDA buyers in Bandon and Coos County area that were ready to buy months ago but were left in the cold without funding this year. The demand for one of the only 100 percent loan programs for borrowers was so great that money ran out early this year. On July 29th, President Obama signed into law House Bill 4899 allowing USDA to charge a 3.5% guarantee fee (originally 3%). The increased fee structure was signed to help keep the program better funded.

The 502 Direct Loan is an incredible program that targets low and very low income borrowers. USDA is offering 100% financing, 1% interest rates, 38 year loan terms, no mortgage insurance and no minimum credit score.

There is something special about living in a small town and getting together with the local realtors on a Thursday morning for a tour of our newest listed properties. It's nice to be able to visit and learn the latest inventory of homes and real estate news. This morning we had two homes presented by Beach Loop Realty on the hot sheet! 390 2nd St SW and 275 Bandon Ave, both view homes on Coast Guard Hill.
